We signed a contract with Bouw2000 on January 31, 2025, for a custom detached villa in Almere Vogelhorst (project 2024/0141). The offer promised a reliable process under AVA Consumenten 2023, with affiliations to BouwGarant (certificate n9173 issued Nov 2025) and Woningborg.
Despite receiving the omgevingsvergunning on September 25, 2025, and transferring the land at the notary on December 19, 2025, no construction work has started on site as of February 27, 2026. The “preliminary planning” shared on January 12, 2026, showed site preparation starting February 10, 2026, and completion on October 12, 2026 (175 working days)—but every initial step (municipal setting out, plot marking, piling) was missed with zero visible activity.
We always responded immediately to any requested changes or questions. However, clear details on meerwerk (additional work) and minderwerk were only provided on January 16, 2026—far too late—leading to immediate budget concerns and necessary pushback from our side. This late communication contributed heavily to the extended “preparation phase” they cite.
Communication has been slow and reactive; explanations arrive only after repeated pressing (e.g., ingebrekestelling letters). The repeated emphasis on the planning being “voorlopig” (preliminary, no rights derived) feels like an escape clause rather than a commitment.
After more than 13 months since signing and 5+ months since permit approval, we are left with no progress, mounting frustration, financial uncertainty, and the need to consider legal steps or switching builders. This has turned what should have been an exciting project into a stressful ordeal.
I cannot recommend Bouw2000 based on this experience. Potential clients: insist on firm, binding timelines from day one and be prepared for possible significant delays.
